Often the first consultant on a project, Atwell has developed a significant portfolio of acquisition due diligence client programs and a systematic approach to helping clients evaluate and inspect property prior to purchase.
Recently, Atwell’s civil engineers, environmental consultants and construction professionals collaborated to help a national investor complete the acquisition of eight retail properties in Oklahoma City. Driving the due diligence process for these transactions, Atwell provided Phase I ESA reports, Property Condition Assessments (PCAs), ADA compliance reviews, and Structural Condition Assessments (SCAs) as needed for each property. The team also completed an additional Phase II ESA to assist the client’s voluntary cleanup effort for one of the properties.
Revitalized Retail Development
Atwell’s retail development team is helped to bring a mothballed project back to life. Located in northwestern Indiana, the previously planned lifestyle center has been redesigned for current market conditions. It now consists of 200,000 square feet of gross leasing area and four outlot parcels. Current tenants represent grocery, restaurant and consumer goods brands that will attract shoppers throughout the region.
Services provided for the developer and outlot retailers include:

- Permitting and entitlements
- Support of the pursuit of tax incentives from local and state funds
Adaptive Reuse Fuels Redevelopment
A well-known American manufacturer headquartered in Ohio decided to build a new corporate campus so it could remain in its home city. Doing so meant transforming its massive, historic site into a more contemporary development suited to modern business needs.
Atwell worked with a client experienced in larger-scale redevelopment projects to bring these facilities into a more current use for the end-user business as well as the community, with features including a hotel, restaurant, and retail and office space. Providing design consulting, construction documents and construction administration services, Atwell enthusiastically participated in this existing adaptive reuse project, with future spin-off opportunities and its upgrade to this city’s downtown core.
Large Healthcare System Goes Local
One of the largest healthcare systems in the western United States looked to Atwell for help in expanding its clinic network. The client’s aggressive expansion goal required significant due diligence efforts based on the desired location demographics, parcel size and accessibility requirements.
We combined our services through a single program manager to help the client identify, investigate and compare potential clinic sites, and then negotiate effectively with land owners to secure selected locations. Atwell also provided land surveying, environmental, civil engineering and project coordination services on concurrent projects to ensure timely completion to meet the system’s operational needs.
