A 900-acre farming property in Arizona was transformed into a Planned Area Development (PAD) for nearly 2,500 single-family homes, more than 16 acres of commercial-use property and about 50 acres of community recreational and park space. The Atwell Group provided complete residential land development services to this master-planned community.
Atwell’s innovative design and engineering plan created inviting, wide-open spaces and a system of nine trails connecting the unique neighborhoods throughout the progressive development. Our design also established view corridors, creating natural buffers and addressing hydrological concerns.
Creative Campus Housing
Atwell was engaged by a campus housing developer to support the redevelopment of a well-positioned brownfield site into two apartment complexes providing 186 units to the nearby student populations of two large midwestern universities.
Atwell’s environmental consultants successfully transitioned the site – a former paper mill – through the brownfield redevelopment process in order to secure tax credits to be applied to remediation and other redevelopment activities. In addition to environmental services, Atwell also provided site planning, land surveying, and comprehensive site engineering to bring this historic site back to life for the nearby student communities.
Urban multi-family projects often struggle with development and other constraints in the pursuit of creating attractive, flourishing communities. Atwell’s land development team supported the redevelopment of a seven-acre site in the Greater Nashville area into a 66-unit infill community featuring townhomes, carriage homes and duplex units.
Despite its urban setting, the site’s creative planning included open-space corridors, as well as site amenities such as benches, gazebos and attractive community signage. Services provided included land surveying, land planning, landscape architecture, site engineering and permit expedition.
Rezoning for Residential
As residential demand returns to the Midwest, attractive land positions are key to developer and builder success. Atwell’s residential development specialists are involved in a 170-acre, 500-unit development, including single- and multi-family housing, as well as 20 acres of mixed-use development in Southeast Michigan.
In order to achieve the desired location, our team worked with the community to rezone the site to a Planned Development from its former manufacturing status. The development also featured an 8-acre park dedicated to the community, complementing the municipality’s adjacent core downtown plan.
